Maximizing income stream and investment value of each client’s property we provide the following:

  • Evaluate existing leases to ensure cash flows are maximized and critical dates are established and tracked.
  • Inspect, review and identify existing deferred maintenance issues with the property.
  • Develop and administer a realistic annual operating budget.
  • Establish effective maintenance and cost monitoring programs
  • Provide “24 / 7 / 365” local site coverage.
  • Provide scheduled Statements of Operation and update narratives.
  • Supervise potential risk management issues to minimize liability.
  • Act as the Landlord’s local Tenant Coordinator to solicit vendor bids and coordinate maintenance and repair issues.
  • CAM tracking and annual reconciliation.

Fee Structure

Our fee structure is based off of Gross Rental Income. The rate is typically 3-5% of the property’s annual GRI depending on the services provided and the structure of the leases. Management fees are paid monthly.

Accounting

Our CRE tracking system is Total Management, a cloud-based software system that allows us the ability to communicate, track and work from anywhere. Our accounting is completely independent and individualized for each property, including separate deposit accounts.
